Most all of us in our lifetime will have to borrow money to make some major purchase. Along with borrowing the money comes an interest charge that the bank or financial institution will charge for the money you borrowed over time. Depending on the interest rates and the period of the loan, the amount you borrowed could end up costing you a lot more than you would have liked to pay. On any major purchase, it is best to pay as much down in cash that you can and finance as little as possible. And, in order to save interest, pay the loan back as soon as you can.

The less you have to finance the better. In fact, in some cases you will pay a higher interest rate if you do not put much down. It all points back to risk. Financial institutions see that the large down payment is a good indicator that you will pay the rest of the loan plus it helps their cash flow as well.

The total interest that you pay is a function of time. The longer you have an outstanding loan, the more interest you will pay and ultimately the more the loan will cost you. By working to pay off the loan early, you save money.

Sometimes folks will make double payments on their outstanding loan to pay it off in half the time. Always remember that certain loans have a payoff value and an outstanding loan balance. These are two different values. The payoff value is what it takes to pay off the loan today whereas the outstanding loan balance is what merely the balance of the remaining payments over time with interest computed in. Also, keep in mind that with auto loans, most of your initial payments are paying the interest only. Paying this type of loan early definitely has an advantage because all of the interest is figured into the first two to three years of payments.

Obese, Overweight, Fat?

Fact: Almost one-sixth of the world’s population is putting on weight! This is a sad reality that every one of us should face. Thus, we cannot let the numbers to continue to increase since those one billion people who are overweight already are in great danger of developing diseases that may end their life.

Wondering the connection of death to overweight or obesity? Well, to enlighten you there are already studies that most of the common diseases nowadays are being linked to improper diet, overweight and obesity. Those diseases are really preventable if we are going to take good care of your body.

The diseases that I am taking about are coronary heart disease, cancer, liver and gallbladder disease, high cholesterol, sleep apnea, stroke, type 2 diabetes and more. Those are really deadly though most of those can be treated with proper medication. However, why are you going to wait to be diagnosed with such diseases if you can prevent of having one.

Here are some of the simple ways on how you can prevent obesity

1 )Avoid being sedentary.

Start having an active lifestyle. Of course, if you can’t go to the gym or perform exercises everyday, you can still be active by doing simple things like climbing the stairs, cleaning the house, washing the dishes and more. In shout, do be a couch potato at your home or be a mouse potato in the office. Move your body. Grove it!

2) Avoid Sweets and Junk Foods.

Indeed that the body also needs sugar. However, having too much of them is bad. Try to skip having desserts like ice cream, sundae, cake and chocolates. Instead, eat fruits. You can also substitute fruits from junk foods. Fruits contain vitamins and minerals as well as there are also negative calorie fruits which can help in speeding up your slimming process. It is recommended to have at least five kinds of fruits per day.

3) Avoid Eating Too Fast.

Take your time in eating your foods and don’t rush in finishing it because the stomach needs more time in order for it to recognize that it is already full. In addition, don’t eat more than necessary. You should eat only when you are hungry but eat in moderation.

4) Avoid Sodas and Beer.

Instead, drink lots of water in order to detoxify those impurities inside the body. It is recommended by doctors to drink at least 8 to 10 glasses of water per day.

5) Avoid Eating Too Much.

Have a proper and balanced diet. Eat the right amount of fruits and vegetables and meat too. If possible, you can consult a nutritionist so that you’ll understand which foods you should eat based on your current weight.

The above pointers are really simple and easy to follow. So, start acting right now to have a healthy and fit body.

A family is supposed to be one’s refuge. The home is supposed to be a safe place where one can feel comfortable and secure. Thus, a family needs to be constantly nurtured in order for its members to develop a feeling that they belong and that they are accepted for who they are.

Trust And Respect Development

Developing trust and respect among family members is one way to nurture a family. Parents need to realize that their children can make their own decisions. Instead of telling the children what to do all the time, parents need to give their children the freedom to make their own decisions from time to time as well as guide their children into making responsible choices. Children, on the other hand, need to learn to trust the wisdom of their parents and respect the decisions their parents make. Fights and arguments among family members are inevitable, but if family members have an already deeply established sense of respect for one another, conflicts would be resolved without any family member going away with feelings of resentment or bitterness.

Designate A Special Family Time

Dedicating a special day for family time is a very good way of nurturing the family and enhancing relationships among family members. A family coming together and having a picnic every first Sunday of each month, for example, is a wonderful opportunity for family members to catch up with and talk about what’s happening with each other’s lives. A family could also dedicate one night a week to spending time with one another. It doesn’t have to be lavish, nor does it have to be expensive. A family night could be a simple one. Watch a family movie together, do a craft project with the children, play board games or simply take a walk outside with the family pet -- these are simple things a family can do that can have great impact on its overall well being. A special family day or family night becomes an event that each family member can eagerly anticipate.

In the end, regardless of how often a family spends time together, what is important is that each family member makes an effort to be present and has the desire to build a stronger, more loving family.

There is a time and place to discuss your ideas, concerns and grievances about the company you work for. It is important that you know how to discuss these effectively rather than create a negative environment in the company cafeteria or a company meeting.

Meetings are designed to discuss the topics on an agenda. It is important to stay on topic in any meeting. If you are concerned about how something is being done and it is not on the agenda, either speak to the meeting administrator before the meeting starts and see if your topic can be added to the agenda or set up your own meeting to discuss your topic.

Some topics should not be discussed in an open format. If a company has a don’t tell policy about how much a person makes, airing your dissatisfaction about it or requesting a pay increase should be done with the person who can actually help to provide solutions. Telling other people how horribly you are paid will only breed an overall disgruntled attitude about how much a person makes. Additionally, if another employee finds out that you are making more money than he or she does, the communication of what everyone makes will turn into the snowball effect.

Complaining about an employer, stating your dissatisfaction with an employer or telling how another person made a mistake only instigates negative emotions throughout a company. Telling anyone that you don’t like how things are done in your workplace does not solve a situation; it only prolongs it.. Additionally, if you speak negatively about situations, other people will start discussing their negative feelings with you like you did with them.

The best solution for creating a positive atmosphere in the workplace is to follow the rule, "If you can’t say something nice, don’t say it at all." If you do have legitimate gripes, air them in the right forum or to the right people.

It is always nice to see your college friends once in a while. Seeing them allows you to catch up with what is happening with your mates and learn how their lives are going. Those reasons are just a few of the many reasons why you want to keep in touch with your friends. For me, I got curious when I heard that one of my very chubby college friend had lost weight and was now doing some modeling work. I was excited when I heard that she was in town and I decided to get in touch with her. In my mind, it would be a great opportunity to learn her weight loss secrets. After all, I would also like to lose some weight and look great myself after having tried all those diet pills and weight loss programs that just doesnot deliver.

The day comes, we meet for dinner, and chat . Of course, she talked about how she shed those pounds and there I am listening eagerly.  She told me that the key to success in physical fitness can be summarized into a three-letter word –DEW. Yes, dew as in the water we see in a morning, which symbolizes hope as well.

She said that, aside from the DEW, all other things are already its derivative. And DEW remains the most important factor. Well, I keep on saying DEW, but what is DEW anyway? DEW stands for Diet, Exercise, and Willpower.  Pretty good acronym isn’t it? Well, let me share with you what my friend told me.

Diet.  This is very essential in losing excess fat. According to her, diet means eating the right foods at the right time and not starving yourself. She stated that, I have to watch out for my food intake. As much as possible, she advised me to eat 6 small meals a day wherein the breakfast is the most important meal of all. She also said to eat foods that are high in fiber as well as green foods ,since they are healthier. Meats are OK but should be eaten in moderation.

Exercise. Well, almost everybody knows that exercise really helps in getting the body you want and staying healthy. However, she said that I do not need  to enroll in any fitness center or get a personal trainer to be healthy (though sometimes it helps). She also said, there are some activities that will be very helpful in trimming the fat like engaging into sports, doing household chores or even playing the popular Wii. The choice really depends on the person. The most important thing is to have at least 30 minutes of exercise daily. She did mention that, the 30-minute exercise can be spread out into 5 or 10 minutes.

Will. This aspect, she believes, is the most important among the three. Why? Because almost all of us are already aware that diet and exercise are great tools for weight loss; however, not all of us have the will to start and continue exercising

Having heard all this, I'm glad that I had the opportunity to meet up with my old friend again. It was great catching up and it was wonderful to learn her secret to getting and staying in shape. I am now utilizing those tips and I  hope to remain fit and healthy.

Wanna know the trick to  surviving a break up?  Time.  Sorry, I know you wanted some secret that would help you get over the unbelievable pain you're feeling.  The truth is that even though it's hard for you to see right now, you can have happiness and love someone else again.  

When you're in the middle of the pain it seems impossible that you will ever find someone else, you don't believe that there is anyone else out there that can make you as happy or who you can love as deeply as your ex.  But there is.  I'm not saying that you will love them in exactly the same way as you loved your ex, I'm just saying that you can love them as deeply as you loved your ex.  But it will take time for you to get to that point.

While you're waiting for your pain to diminish and the wounds to heal, there are many things that you can do that will help distract you, even just a little bit, from everything you're feeling.  What you choose as a distraction will not only have an impact on how quickly you move on but will also impact the person you are post breakup.  This is not the time to make rash decisions.

Take this time to explore new options.  It doesn't have to be some big life altering change, maybe something as simple as a new hair style. Of course, it can be something big like learning a new skill, going back to school, getting a new job, getting in shape, visiting another country, etc.  The point is that you might as well use this time while you are healing from your breakup to accomplish something that will help you move forward in your life.  

Do not make the mistake of wallowing in your grief and feeling sorry for yourself ( a little of this is ok, especially at the beginning, but ultimately you need to allow yourself the ability to get stronger). This is not the time to find 'quick fixes' for your pain such as eating or drinking too much or finding other people to hook up with.  Doing these things won't help you heal the scars so that you can be a whole person for the new person in your life, whenever that new person arrives. Doing these things will act like an anchor and hold you fast to the place you are right now... filled with pain and regret.  That is not the place you want to stay you need to move forward.

Surviving a break up is something we all need to face at one time or another, and there is no easy way around it. When you lose someone you love it hurts... a lot.  The trick is to trying to find positive things that can keep your mind occupied forget about your pain, but you may be able to push the worst of it down once in a while and give yourself a much needed respite from your
pain.

      As a child grows into a teenager he or she begins to assert his or her independence by wanting individual privacy. The  child may decide that he or she doesn't want parents in his or her room or that he or she shouldn't have to tell the parents where he or she is going. Adulthood independence does need to be gained, but parents need to be parents and balance the teenager impulses with the respect a parent deserves.

  A parent's role includes protecting the child at any cost. Knowing where your
child is going to be and who he or she going to be with is part of a parent's protective role. Just as good friends are those that are trusted and will  do right by him or her in the same way bad friends can lead astray. Discussing with your teenager why you want to know when and where he or she is going can help both you and your teenager realize what each other expects. Let your teenager know that you would like the information for safety reasons and to give you peace of mind.

   Your
teenage child does need to be able to establish his or her independence and privacy, but if you know that your child is involved in activities that he or she shouldn't be engaging in then the parental role must take over. If your child crosses over boundaries established, he or she is testing the limits. Oftentimes, you will need to reestablish the boundaries. Sometimes, letting your teenager commit the mistake before you step in to be parent can help them learn that there are consequences for their wrong actions and decisions. However, it is also important that your child knows that you trust him or her to do the right thing.

Keeping an open dialogue is important in these changing times. Seeking to understand the needs of your
child from his or her point of view will help you to make the right decisions in being a parent and a friend.

Office Work Outs



A typical daily routine of an employee is to wake up in the morning, prepare one’s self for the day, go to work for eight to ten hours, go back home and sleep. This is repeated five times a day for a year for the rest of his working life. In this scenario, it can be clearly seen that the life of an average employee is very sedentary – always on the desk and without exercise.

Most employees admit it and they argue that they didn’t have the time to go to the gym or any facilities to exercise and workout. For that reason, their sedentary lifestyle always resulted to back pain, wrist pain, stiff neck, overweight and other health conditions. However, what these employees didn’t know is that there are simple exercises that can be done in the office, while working.  Indeed it is true; thus, continue reading to find out what are these exercises that can be done inside the office without having to write a written reprimand to your superiors.
 
The simplest thing to do is stretching. You can do this while you are sitting on your desk or if time permits, while you are standing. Also, you can go to the powder room to do some stretching. Stretching will relieve the stress and can uplift your mood to feel better.

Do some lifting. You don’t have to bring a dumbbell to do this activity. All you have to do is fill up you water bottle and its good to go. Do at least 10 counts in 3 repetitions on both arm and you can feel the strength of this training.

Do some cardio training. In doing this exercise, you don’t have to bring your treadmill inside the office or you stationary bike. Instead, you can do this by simply doing some frequent walks.  Use your break time to do this task. Go out of the building and walk for few minutes. Or, you can even use the stairs in accomplishing this task. If you are on a multi-floor office, try to use the comfort room on the other floor instead of those that within your floor. You can also climb the stairs in the morning as you go to work and climb down upon leaving.

Do some legs training. While you are sitting, you can do some leg curling. Do this for 10 times on both legs. In addition you can also do some leg stretching. Nobody will see you while you do such activities. Thus, you don’t have to be afraid. Just watch out for the wires under your table to be safe.

Do some breathing exercises. Yes, you can do it while you are inside your office or even in the cafeteria. All you have to do is slowly take a deep breath to inhale and then release the air slowly to exhale. You might want to close your eyes to clear your mind and increase your focus.

After learning the above mentioned exercise routines while in the office, you don’t have any more excuses for not staying fit. Just perform those simple exercises and you will notice a great improvement in your health. Just remember, all you need is the determination to start and you will find those
techniques

to be enjoying.

There was a time in the history of men, that being fat was considered healthy. Before, people associated the body’s size to being rich and powerful. If you were fat, it only meant that you had the money to buy all the foods you want and you are not starving. Though, this principle is still being practiced by some groups in Africa, other groups in the world have already changed their views of regarding that concept of being fat.


The changed of views of many people was due to the fact that many illnesses have been associated with being fat and studies show that they are preventable if the person is living on a healthy lifestyle. And those foods that cannot be processed by the body are the one causing the trouble.

On the other hand, an obese person has so much excessive fats on the body and this BMI is already 30% or greater. If you are wondering whether you are already an obese or overweight, you may get your BMI by dividing your body mass (in terms of KG) to the squared of your height (in terms of meters).


Though BMI is just one of the many tools in determining if a person is obese or nor not, many still rely on this since it is easier to measure. But many people are already aware of the detrimental effects of being fat. Still many people don’t seem to give the matter enough thought. This was shown on the recent report from the World Health Organization that there are more than 1 billion people who are overweight wherein more than 300,000 of them are already obese. This is really alarming since about 1/6 of the population of the Earth are very prone to diseases which can be prevented by being healthy.


Studies also show that obesity in today’s time was cause by the highly urbanized setting of most places. Many don’t have enough time to cook and prepare the right foods due to work and other social activities of man. Thus, more and more are relying on easy-prepare foods and fast-food foods which are unhealthy.  In addition, the work nowadays is more on paper works or desk work. Thus, the physical activities of men are being reduced as well. These factors, globalization, modernization, and urbanization are the key factors that cause the widespread epidemic of obesity.


Those studies should be a wake-up call for most of us that even though we are striving to have a highly urbanized civilization, we should never forget our health. Our health should always be a priority and should not be neglected since even though we have transformed the world into a modernized one, if we can’t see it due to health reasons, it is useless.

How To Get Over Someone

Give It  Time

It would be so nice if there was a 'breakup pill'.  You could just take two before bed and the next day all you would be left with is pleasant memories but no pain.  Unfortunately there isn't such a thing and we all have to learn how to get over someone the old fashioned way: give it time.  The good news is that while you are 'giving it time' you can also be doing other things.  These things may or may not help to speed the healing process up but at the very least they will help you find other things to occupy your thoughts instead of just thinking of the pain of your breakup.

Some of these things may sound odd or flat out wrong, but in most cases they've been proven to help people move on as quickly as possible. Hey, you're in a lot of pain, what have you got to lose?  Give them a shot...


Cut Off All Communications


1. In order to move on you have to get your ex out of your life.  That means that you can't communicate with them at all anymore.  Don't call them, don't text them, don't drop by their house.  You have to send them a clear signal that it's over.  This is for your own well being, if you continue to hang on to a dead relationship you will only prolong your pain.  Better to cut all ties so that you can heal more quickly.

Don't Accept Their Calls

This applies if they try to call you too.  If they were the one to break up with you,  it can be almost impossible to not pick up the phone when you see they are calling you, but if you do , you'll just be prolonging your own pain.  It's unlikely that they are calling you to get back with you.  It's far more likely that they are a little lonely and they figure you're a sure thing so they'll just call you up and use you to relieve their own fears and uncertainties.  Just don't answer the phone.

Get Rid of Reminders of Them

2. Now that you've broken off communication with them, it's time to put away, or throw away, all of the things you have around your house that reminds you off your ex.  Again, you won't be able to move on if you're constantly being reminded of them and the good times you've shared.  Some day you may be able to look back on this relationship and remember the good times, but for right now you want to forget as much as you can so you can move on.

Don't Hook Up To Make Yourself Feel Better

3.  This one is harsh, but you have to understand that there are going to be lonely times.  If you can gear yourself up for it you may have a little easier time getting through the lonely times when they come along.  Do not hook up with someone else to help you feel better. This is a crappy thing to do.  Many people seem to have the idea that because they were hurt it's ok to go out and hurt someone else.  

Be Considerate of The Person Who Tags Along

That is complete B.S.  You have to be able to look at yourself in the mirror everyday and if you act like that it won't be easy.  Just remember that the person who hurt you is gone and that the next person that comes along had nothing to do with it.  Be a kind, decent human being and if nothing else you can always know that you acted decently which is how to get over someone.

These activities can be extremely enjoyable especially if you do them with your family or friends. Just imagine yourself and your children running along the trail. The activity not only promotes well-being but develops family solidarity as well.

The importance of
recreational activities, indoors or outdoors, for today's lifestyle must not be underestimated. It is an essential requirement because of the environment most people work in -- in front of computer terminals, day or night. To be more productive at a desk bound job, the body has to have its share of activity and not only the mental side must be exercised and worked out.

Joining a gym may be costly for some, which is why alternative activities that are equally strenuous to stimulate heart rate, blood flow and the muscles are necessary. Biking, walking, running and swimming are cheap work out activities compared to the cost of other health-related outdoor activities that require the purchase of special equipment, gears and clothing.

If you choose any of the four activities mentioned, the most expensive would probably be biking. Unless you already have one, a bike can set you back by $300. However, the payoff in terms of health and better mental activity and alertness is well worth the money. The expenditure would be a one-off purchase. A pair of comfortable running shoes would even be cheaper and do you good as well.

Do not let the notion of it may be an expensive activity put you off having a healthier lifestyle. Consider the expense of a pair of running shoes or a bike as well spent because it is for your total well-being.

child learns overnight. A child develops responsibility through seeing responsibility modeled by others and by learning through consequences of right or wrong activities, actions and decisions.  Parents can help to instill responsibility in their children by not only modeling it, but by providing activities for their children to practice being responsible.

Include Young Children In Household Activities

Younger
children learn responsibility mostly from role models. When parents pick up after themselves or make their bed, a child will want to do the same things, because they want to be like their parents.

Younger children should be included in activities their parents do even if they can not fully do the activities. When cooking, if there is something that they can stir, let them stir. When doing laundry, let them put clothes away or put them on hangers.

Assign Household Chores

Older children can be given the responsibility of a certain chore or a chore list. Financial rewards can be based on the chores being completed or the chores can be rewarded with privileges such as watching TV or playing a video game. If chores are not completed, their privileges would be lost. Older children will learn more by consequences.

Teach Financial Responsibility

Financial responsibility should be learned by children as early as possible. If an allowance is given, a child should learn to live within his or her means. Learning how horrible it is to be in debt can be taught through borrowing from a parent. Not being able to get a toy they want because they will not have an allowance coming for four or five weeks, because of something they bought will definitely help them to realize the impact of debt.

A responsible child is well accepted in any situation. When responsibility carries over into a
child's adulthood, he or she is sure to have a successful future.

Arguments and fights are part of the trials and spice in life and these must not be done in front of children. Two hot heads will never solve a problem.  Don’t blame one another or point the finger. Never be afraid to ask for help or enlightenment from  your Higher Power and also from elders. 

Both of you must also give yourself space to do things on your own. Plan vacations or simply a day out together in the park, movies, or go to a weekend retreat to enrich your whole being. If we want our children to have good moral values and relationships it should start from us.

To maintain that fire of romance burning couples must show some small love acts such as : A) show interest on your partner’s activities. Ask how his day went and listen. ; B) show affection – kiss, hug, hold hands, play footsies, tickle each other ; C) be considerate- help in household chores, help in taking care of the kids, call to say hello, buy your spouse a favorite snack; D) show your appreciation – by telling your spouse how important he or she is to you inspires the person to do better; E) say you are sorry – apologize for your remarks, remember pride will not get you anywhere; F) listen and understand your partner– if your spouse has a problem listen, ask questions about what happened in a loving way, then see what suggestions you can give. Your tone of voice must be gentle and you must try to understand his feelings, at the moment your spouse is hurting be loving. G) laugh and play together – share your funny moments at home, at work , with friends, play tennis, golf or any parlor games, share jokes, play cards, go to movies, or simply a stroll in the park and tickle each other.

The spice and fire of romance is a life time journey and both have to nurture that fire to continue burning till death.  This legacy must be shared so your children can follow your path.

In today’s world, organizing and planning the grocery items you need to purchase can save you a lot of time and money. The time you spend in a store can lead to compulsory buying, which will result in going over a set budget. Additionally, an unorganized grocery list can lead to many trips down the same aisles, which wastes time that can be spent doing other activities.

Keeping a running list of items you have depleted is only the first step in making sure you get the groceries you need. When you are ready to go shopping, take a few minutes to organize the items into food categories. Grocery stores are set up by different categories of food. For example, milk and other dairy items are located in one area, frozen foods are in another area and chips and snacks are in another area. By listing your f oods in categories, you will know what you need to pick up in the area you are in.

Most people shop in one to two stores. Many grocery stores have maps of their store so you can locate items easily. You can also ask the customer service desk. If you shop frequently at a store then you may already be familiar with its layout. Once you have organized your food list by categories, visualize the layout of the store. To save time, list your category sections using the layout of the store following left to right. When you list the categories according to the way the store is organized, you will be able to bypass the areas you don’t need to visit and only visit each area once without backtracking.

Stick to your list. By sticking to your list, items that you really don’t need won’t find their way into your shopping cart. Spend a little extra time planning what you really need before going to the store instead of spending a little more money, because you’re not sure if you need an item. If you know you need to buy snack foods but aren’t sure what kind of snacks you want, give yourself a mini budget to spend in the crackers and chips aisle and write   "Snacks - $10" on your list, for example.    

Other ways you can save time and money are to buy in bulk, use coupons only for items you normally buy, and consider going to two grocery stores if they have really good deals on their sale items.

Many people find it much more effective at communicating through writing than by communicating orally. Some are the quiet creative type who can write very well,  but just cannot put the same in spoken words. And so with families, it can be very nice when each member gives greeting card, and writes letters and notes to each other. The simple act of letter writing can work wonders in building very strong family relationships.

For example, there is a family, where the mother packs her child'slunch and put inside a paper napkin with the words "I love you" written on it. The child would be having a tough day and then at lunchtime would pull out the napkin and be pleasantly surprised by the words on the napkin. After awhile, the child would look forward each day to reading the napkin as different amorous words and phrases were written on it. This  makes for a strong relationship between the parent and child.

Or, there is the young girl who would always make a drawing with kind words on it to each of her parents. She would make these drawings randomly several times each week. The parents would take these drawings to their work place and hang their daughter's drawing in their cubicles. Once again, as the days would be difficult, they would only have to enter their cubicles and sit and admire their drawings and read the kind words on them. The drawings would immediately brighten their days.

Writing simple notes or giving greeting cards to each other is a very easy thing to do. And it does not cost much at all. It is a very powerful gesture and goes a long way in strengthening the parent, child bond.
